The paint was faded and out of style. The plants were overgrown. The grass was dead. The trees were overgrown. Inside every room was painted a different shade of green or red and I knew it wouldn’t sell because it looked very DARK.

Buyers today want to buy homes that are light and bright and happy and airy.

After.

We painted the house from a faded green shade to white and black for a younger contemporary look. We also landscaped the home with small plants which creates a younger, new construction feel.

Our COMPASS CONCIERGE TO THE RESCUE

Our client received a compass concierge loan at 0 percent interest to help pack and move and do the upgrades and repairs that he chose that we agreed would make the biggest impact and help the home sell for the highest price.

This was a part of the property that was mostly unused and forgotten by the seller. I realized that we could add two parking spaces here, which i crucial in this neighborhood near the beach.

This room did not have a closet door.

We added a mirrored closet door to make the room look larger and painted the interior white

We had the floors sanded to make them fresher looking.

Our focus was to make the home lighter and brighter and cleaner looking and smelling.

Sanding and staining the floors along with paining the walls removed a dog smell, the owner had several large dogs.

Although the floors weren’t perfect this was an economical solution.

In this case the seller and I decided not to replace all the flooring.

“leave it to the next guy” some cost/benefit decisions have to be made.

It got rid of most of the stains and made the home smell fresh and look brighter.

This home hit the market after the rates had surged. Nonetheless with carefull preparation and pricing it generated a massive amount of interest and hundreds of open house visitors and multiple offers. It closed one hundred thousand dollars over asking price.
